Playing fair
Open House means what it says - an open and transparent agreement. Others talk about openness - we take action to help you make a success of running your own pub.That's why, with Open House, your first five years' rent will be clearly set at the start, so you know exactly where you stand.
Rent increases over the first five years are pegged to the Retail Price Index and capped at a maximum of 5% during those five years, even if inflation goes through the roof. Five years into your lease, we'll take a fresh look at your rent. And remember - the way rent is reviewed is set out in your Open House Agreement.
And here's another feature unique to Open House which you're going to love - we've done away with what we think is the unfair imposition of AGA - the Authorised Guarantee Agreement.
If your deal is covered by an AGA and you decide to sell, if your buyer defaults on rent or other payments, the landlord can come back to you and demand that you pay up to 6 months of the missing money at any time, even though it's not your fault.
Hardly fair, is it? So we've come up with what we feel is a much better approach. We've done away with the dreaded AGAs, and instead we'll be asking for a small share of the sale price - just 10 per cent - if you decide to sell on. It's our way of making sure that leaseholders won't have to dig deep into their own pocket to pay for someone else's mistakes.
With other pub companies, having an AGA could prove to be a nasty surprise if there's a takeover and you suddenly find yourself with a new landlord and decide you'd rather sell up and move on.
Not with us.
A clear and transparent approach
Pubs covered by Open House packages are handed over in good condition with all repairs and improvements agreed and completed by us. If you know a more cost-effective way of getting it done, we may agree to let you do this at our expense.
In return, you will be responsible for repairs once your business is up and running.
We'll be there all the way to make sure Open House goes well. You'll be required to attend our compulsory five day training course to help you understand the skills that you'll need .
You'll be supported all the way by your Business Development Manager , who acts as the link between you and us. Your Business Development Manager will work alongside you to keep things running smoothly. It's their job to help you succeed - not to interfere with the way you run your business.
You will be able to benefit from our open book accountancy package; mandatory in your first year with us. This allows us to receive a very brief report each month, and lets us help you identify problems before they become too large to overcome.
